INFORMATION FOR TENANTS

We try to make the process of renting a property with us as easy as possible, if you would like to view a property all you have to do is give us a call or come into the office and we will simply ask you a few basic questions regarding your current circumstances, we then book viewings for properties that suit your needs.

Once you have viewed a property and wish to proceed with it we will give you a form to fill out and ask that you pay a holding deposit that is equal to one weeks rent, following this payment we will need to agree a moving in date with you (this must be agreed no later than ten days following payment of your depsoit ).

We will also ask each applicant to supply the following documents:

A written reference from your current landlord

Copies of bank statements for the last three months

A recent copy of your credit file

A valid passport OR a driving licence and birth certificate

A fully completed tenancy application form (supplied by us)

If you are in receipt of  Housing Benefit then we would ask that you provide us with a Guarantor, this would most likely be a relative or someone close to you, the Guarantor would be credit searched on your behalf and would also be asked to sign the tenancy agreement. (the roll of the guarantor is a person who guarantees to pay the rent should for any reason the tenant not).

 

On the day of your move you will be asked to come into the office to sign your tenancy agreement which will be an assured short-hold  agreement for a period of six months, this tenancy rolls into a periodic tenancy (month to month) thereafter, if you wish to leave the property after the fixed period you would need to give one months notice. The first months rent is due in advance on the day your tenancy begins and your rent will be due on this day thereafter every calendar month in advance,your deposit would also be due on the first day of tenancy, you will be given a detailed inventory of  all fixtures and fittings within the property, you must inform the local council tax department of your move in along with informing the relevant utilities once the tenancy begins.

Letting agents in england are no longer permitted to charge tenant agency fees, you will be asked to pay a holding deposit equal to one weeks rent which is permitted under the new legislation.
