We have a strong commitment to all of the properties within our portfolio and go out of our way to make sure that tenants are placed in properties that suit their requirements, this often means they will settle and stay in the property on a long term basis. 


J E Property Management is owned and run exclusively by us, the owners of the company, and therefore we don't just finish work at the end of each day and forget about our commitments, we offer an out of hours service for viewings and appraisals and are always on call for tenant emergencies should the unforeseen happen, thus giving you peace of mind that your property is in safe professional hands around the clock.



Firstly we will come out to the property at a time convenient to yourself and perform an appraisal,  we are very happy to answer all of your queries at this point and will spend as much time with you as you want, if you wish to start marketing the property immediately then we can draw up all particulars the same day enabling us to start the search for a suitable tenant.


We would market your property by placing an advert on property portals 'Rightmove' and 'On The Market' also displaying particulars of the property in our prominent high street window and website, in addition we recommend that you have one of our eye catching "TO LET" boards placed outside of the property, this increases interest in the property giving us a wider choice of tenant,


We have a waiting list of existing tenants wishing to move, these tenants will have been renting with us for at least a year and are known to us as class A tenants who pay their rent on time and keep the house in excellent order - these tenants are offered first refusal on all new property instructions, should any of these tenants not want to view your property then we would refer to our waiting list of tenants who have given us their details to search for a property on their behalf. All viewings are accompanied and by appointment only, we are happy to do viewings at any time of day or during the weekend and because of our pro-active approach it doesn't take us long to find you a suitable tenant.


If you agree with our choice of prospective tenant then we would start the credit search process. Our search criteria includes all relevant financial checks such as affordability of rent and referencing with previous landlords and employers all of which helps us to determine how a prospective tenant conducts themselves and how they will conduct a tenancy with us, when all checks are completed to our satisfaction we determine a move in date to work towards which is usually no longer than one month - this amount of time is sufficient for tenants to give the appropriate amount of notice to any existing Agent or Landlord.


Once the tenancy has begun we will carry out inspections on a quarterly basis, after the first year we would then categorise the tenant into A , B or C categories, A - being a perfect tenant who keeps the property in mint condition,  B - being a tenant who is clean and tidy and  C - being a tenant who needs additional supervision.


Should a tenant report a fault at the property we would speak to you to discuss the best course of action to take, we have in-house handy men and "Gas Safe" engineers on hand that supply their services to us at a discounted rate, but if you would like to employ your own "Gas Safe" engineer or handyman that is fine to do so as long as they have the relevant qualifications etc to do the job safely. If we are contacted during out of office hours with an emergency we would act immediately if we felt that the problem could cause further damage, for example, a burst pipe.


If the tenant wishes to vacate the property then they would be expected to give one months notice to leave from their next payment date, on the other hand, should you require the property back then we have to give a two-month notice from the next payment date. It is written into the tenancy agreement that the tenant should allow us access during the last 28 days of tenancy for viewings in order for us to find you a new tenant and allow as little gap as possible between tenancies (currently we are adhering to COVID 19 guidelines so these timelines may vary). All notices are subject to expiration of the fixed period, however, notice can be served either way during the fixed period as long as the fixed period has been satisfied by the time the notice has ended.


Fees for our full management service are 9% + VAT for Landlords with single properties, a reduced fee may apply for landlords with multiple properties (please ask for further information), we do not charge any set up fees when you join us nor do we charge six monthly renewal fees however if we are required to find a subsequent tenant in the future there is a fee of £150 + VAT applicable for administration costs and advertising, we offer a "Tenant Finder Service" for Landlords who look after their own property, this includes all advertising, compiling an inventory and drawing up / signing tenancy agreements, the cost for our tenant finder service starts from £450 + VAT.  If you require any other service that we have not listed here please give us a call and we will be happy to discuss this with you.
