We try to make the process of renting a property with us as easy as possible, if you would like to view a property all you have to do is give us a call or come into the office and we will simply ask you a few basic questions regarding your circumstances, we then book viewings for properties that suit your needs.

Once you have viewed a property and wish to proceed with it we will give you a form to fill out and ask that you pay your agency fees for the credit search, this will then hold the property for you until the search process has been completed. Unlike most other agents we will refund your agency fees if we find that you are unsuitable for the property, your fees are non-refundable for any other reason. Once we have completed our checks a move-in date is then required, this is usually within one month of the search process unless otherwise agreed, during this time we would ask that you pay your deposit to allow us to hold for you until your move-in date, upon commencement of your tenancy we will deposit this in the Deposit Protection Scheme for safe keeping and this remains there for the duration of the tenancy.

If you are in receipt of  Housing Benefit then we would ask that you provide us with a Guarantor, this would most likely be a relative or someone close to you, the Guarantor would be credit searched on your behalf and would also be asked to sign the tenancy agreement. (the roll of the guarantor is a person who guarantees to pay the rent should for any reason the tenant not).

On the day of your move you will be asked to come into the office to sign your tenancy agreement which will be an assured short-hold  agreement for a period of six months, this tenancy rolls onto a periodic (month to month) tenancy thereafter and unless you wish to sign another six month tenancy agreement or change your existing one in any way you will not incur any further charges, if you wish to leave the property after the fixed period you would need to give one months notice. The first months rent is due in advance on the day your tenancy begins and your rent will be due on this day thereafter every calendar month in advance, any remaining deposit or fees would also be due on the first day of tenancy, you will be given a detailed inventory of  all fixtures and fittings within the property and we will inform the local council  tax department as well as essential utilities of your residency. Your keys are then given to you and your tenancy has begun!
